South Bloomington includes Winslow, Sherwood Oaks and Clear Creek, with access to Switchyard Park and the B-Line Trail. The south side is a popular place to call home, close to the YMCA, Bloomington High School South, Winslow Sports Park and the Frank Southern Ice Arena, home to hockey and figure skating. If you love an active lifestyle, the south side might be the right fit!
Compare it with other parts of town on Bloomington’s neighborhoods at a glance.
How south Bloomington is laid out
For me, the south side starts at Winslow Road, which runs all the way to Smith Road, and stretches south to Smithville and Lake Monroe. Close to town, you’ll find established neighborhoods. Farther south, they give way to larger estates near Lake Monroe, and then to farms and rural land. That includes Eagle Pointe, the golf resort community near Lake Monroe; see my Lake Monroe and Eagle Pointe page for more.

Winslow
Winslow Farm is a large community made up of several subdivisions, with single-family homes, townhomes, condos and paired patio homes. There’s an overarching HOA plus individual HOAs for each neighborhood, so ask about both. It’s close to the YMCA, Bloomington South, Winslow Sports Park and the ice arena.
Sherwood Oaks
Sherwood Oaks is another great core neighborhood with a variety of homes, including ranches, bi-levels and tri-levels. It connects to two condo neighborhoods, Sherwood Green and Sherwood Hills, and it’s close to the YMCA and Rogers Family Park.
Clear Creek and the edge of town
Out toward Clear Creek and Lake Monroe, lots get bigger and the setting turns rural, with larger estates, farms and acreage. Many of these homes sit outside city limits and may use a septic system or well, so confirm the utilities for that specific address before you make an offer. See my Monroe County and Rural Living page for what to check.
Switchyard Park and the B-Line Trail
Switchyard Park is Bloomington’s 65-acre backyard. It hosts events, live music, Food Truck Fridays and the winter farmers market, and it has an event pavilion, pickleball and basketball courts, a skate park, a splash pad, a playground, a dog park and community gardens. The B-Line Trail connects it all to downtown, an easy way to walk, bike, roller skate or skateboard into town. People who live nearby love how connected it keeps them. Just west of the park, see Broadview on my West Bloomington page.
Homes on the south side: what to compare
On the south side, you can choose between established neighborhoods close to town, newer communities like Winslow Farm, or more land out toward Lake Monroe. It really comes down to what you want from your home and your budget: a move-in-ready home, or one you can make your own. Tell me what you want your home to be like, and we’ll start there.
