Buying in Bloomington

Bloomington’s housing ranges from older homes near downtown and campus, to mid-century ranches, to newer subdivisions on the edges of town, to acreage out in Monroe County. Condos are an option in several parts of town. That range is why knowing the area matters when you’re buying a home in Bloomington, Indiana. Two homes at the same price can feel completely different to live in.

When to buy in Bloomington

Like so much in Bloomington, the housing market moves to the rhythm of IU. Spring and summer are the busiest seasons, as new faculty and staff look to settle in before the fall semester.

Common questions about buying a home in Bloomington, Indiana

How long does it take?

Most purchases close within 30 to 45 days after an accepted offer, depending on your financing.

Do I need an inspection?

I always recommend one. Older Bloomington homes in particular can have surprises behind the walls.

What does it cost to work with you?

I’m paid by commission, and I always ask the seller to pay it. Here’s how that works.

Indiana law asks me to explain how I’m paid at the very start, and I’m glad it does. You should never be surprised by what it costs to buy a home.

  • My commission is negotiable. You and I agree on the amount together, before we begin.
  • I ask the seller to pay it. When we write an offer, we’ll ask the seller to cover my commission, and we’ll negotiate it along with the rest of the purchase.
  • If the seller says no, you decide what’s next. You can choose to cover my commission yourself, keep negotiating with the seller, or move on to another home. It’s always your call.

When we start working together, you’ll sign a buyer agreement. It confirms how I’m paid and that, if the seller doesn’t cover my commission, it’s ultimately the buyer’s responsibility. My promise to you is simple: I’ll do everything in my power to have the seller pay it.
